MARKETING ACTIVITY
■ While all products are actively marketed as expected,
the new buildings, representing recent capital layout
are more aggressively offered on the market than older
product. This new stock is located in the north
(mostly industrial condominiums), at Rexdale
Boulevard/Highway 427 and around the Woodbine Centre.
INDUSTRIAL CONSTRUCTION
■ In addition to the new construction volumes indicated
earlier, several companies have recently expanded their
facilities. These include: BASF, Miles Laboratories,
Labatt, Royco Warehousing and The Hudson Bay Co.
However, building permit applications confirm the
declining trend in this category, as well.
PLANT CLOSURES/DOWN-SCALING & START-UPS
■ Recent major plant closures (actual and announced):
Jacuzzi, C.P. Forest Products, Chromalox, Sears and
Kelloggs.
■ ANC Inc. has moved to approximately 100,000 s.f. rented
space from 17,500 s.f. (also rented) within North
Etobicoke.
■ Litton Industries and Garrett Canada have reduced their
leased space.
■ Closures and reductions will continue to occur.
CURRENT DEMANDS/INTEREST
■ The most important fact is the lack of any significant
industrial interest in the Rexdale area. This follows
in step with the depressed market activity in other
communities of the G.T.A.
■ The only expressed demand is for large scale retail-
warehousing and to a lesser extent, for residential and
retail-commercial uses. There is evidence of retail
pressure on small industrial users. Many operators are
providing retail service to offset high tax costs.
■ Traditionally, all three categories have been seeking
redevelopment sites on industrially zoned lands in the
built-up areas of the G.T.A. All three uses require
rezoning and, therefore, demand cannot be easily
satisfied. The sustained demand for these uses even in
a depressed market is not surprising due to the large
nearby residential population and high traffic capacity
of the roads.
■ There is a strong demand for large scale Retail
Warehousing and locations are being actively sought in
the G.T.A. These facilities require many features of
these industrial areas, such as highway access and good
exposure. The employment creation and tax generation
of these large destination retailers can greatly exceed
that of industry located on comparatively sized lands.
Location opportunities for high quality lands are very
desirable within Metro. An opportunity exists to
capture a market share of this new growth development
which can fit easily into the industrial area.
